Full-Time; Monday through Friday - *TRAVEL REQUIRED! 1-2 days a week.

Starting salary for senior-level applicants = $100k+
As the Project Manager, you will be responsible for Pre-Construction Services, Job Site Mobilization, Project Coordination, and Project Close-Out.
Duties include and are not limited to the following:
- Estimating
- Prepare and submit accurate cost estimates by developing detailed scope of work for each trade; preparing job specific general conditions; soliciting sub-contractors and ensuring adequate bid coverage for all trades; taking off all trades where work may be self-performed; preparing bid schedules; and reviewing bids with ownership prior to submitting to the owner.
- Contracting & Procurement
- Ensure long lead items are contracted in a timely fashion and in accordance with project schedules by reviewing all sub-contractor and supplier quotes to ensure completeness and accuracy with the plans and specifications in place.
- Discussing schedules and job specific requirements prior to awarding the contract and ensuring all agreements are in writing, including the contract scope exhibit.
- Writing and issuing contracts – preparation of exhibit A to ensure all documents related to the construction contract are included along with drawings, specifications, addenda, soil reports, and more. *All subcontractors should provide references, financial statements, project lists, bank references, trade references, and a bond when appropriate. No subcontract should be let to any trade without specific documentation acknowledging that the sub can perform the scope of work required and related to the project.
- Purchase orders.
- Accounting
- Prepare project cost and code input into CMIC while utilizing the cost estimate sheet to track costs on a weekly basis and prepare bi-weekly cost updates to include current costs and projected profits for each project.
- Review payments to subcontractors and suppliers, authorizing payment based on installation, accuracy, and quality.
- Work with the project accountant to assist in the preparation of monthly pay applications (establishing clear expectations in weekly job meetings regarding the timeliness and accuracy required of subcontractors) and in receiving accurate schedule of values from each subcontractor listing all suppliers and waivers required on a trailing basis. *No final payments are to be made to any subcontractor without supplier waivers!
- Project Administration
- General administration duties required such as sending out construction sets of drawings and addenda’s or change bulletins to all contracted subs; maintaining a current drawing matrix in the office - at the printer - and in the field while ensuring it is posted in a clear location and attached to the weekly job meeting minutes; maintaining an “as built” set of drawings at the job site with a log for changes; and maintaining a history set of drawings on the job site and in the office.
- Set up and maintain CMIC by changing order logs, submittal logs, and RFI logs.
- Prepare job schedules and agendas for weekly meeting minutes to include all updates regarding contracts.
- Submittal coordination and processing
- Preparing GC insurance based on owner requirements and ensuring a copy is sent to the owner; obtaining a copy of the owner’s builder’s risk policy, providing a copy to accounting for “fireproof” files; and monitoring contracts/insurance for subs.
- Daily, weekly, and monthly documentation includes daily reports to the project manager; weekly reports to the owner’s rep & division manager; monthly reports to the owner regarding project pay application; and expense reports submitted on a weekly basis.
- Job Site Mobilization
- Securing contracts for mobilizing job trailer and office equipment.
- Contacting utility companies for permanent & temporary services. This includes Power – Phone – Water - & Gas companies, ensuring all permits are secured and monitoring progress to provide weekly updates.
- Ensure mobile office consists of proper equipment – computer, internet, software, etc.
- Hold pre-construction meetings with owner’s, the city, subcontracts, and the superintendent to review the estimate, scope of work, and schedules.
- Coordinate layout and control for jobsites, ensuring all SWPPP measures are in place along with a monitoring program.
- Project Coordination
- Preparing and running weekly job meetings to include updated job schedules, meeting minutes, submittals and RFI logs, action item lists holding all team members accountable.
- Coordinate and track RFI’s with owner and architect.
- Prepare and issue change orders.
- Work with the superintendent to track daily job and labor progress while reviewing costs to monitor overcharges and adjust labor as necessary.
- Ensure quality meets specifications/plans, including installation.
- Coordinate and provide updates to all team members (owner, architect, city, testing agency, subs, etc.).
- Project Close-Out
- Prepare a pre-punch list with the superintendent and a final punch list with the owner, and coordinate subcontractors to completion.
- Prepare close out package and O&M manuals to include subcontractor warranty letters, O&M manuals, as-built drawings, final cert of occupancy and all village inspections, contact sheets, and specifications for additional close out requirements.
- Assist in the final pay application prep to ensure all change orders and back charges are processed prior to substantial completion.
- Archive project in warehouse – organizing, sorting, and filing all field files.
Requirements:
LEVEL OF EXPERIENCE NEEDED
- Previous PM experience within the commercial construction industry required; at least 10 years’ of experience.
- Proven track record of successfully managing multiple projects at once.
- Ability to stay organized and meet project deadlines, ensuring specifications are met.
- Ability to work with others and delegate tasks as required.
- Proven knowledge and experience in pre-construction services, job site mobilization, project coordination & close-out required.
- Background in estimating, contracting and procurement, accounting, and general construction administration required.
- Valid Driver’s License and the ability to travel at least 1-2 times weekly.
